Our Work

A sense of what we make together

Many of our clients underestimate how many decisions and logistical details are involved in creating a well-designed home.

What they value most about working with our firm is the ability to step away from the complexity while knowing every detail is being handled with care.

They appreciate having a clear design direction, access to trusted resources, and a team managing the countless moving parts required to bring a home together beautifully.

This allows them to focus on enjoying the process rather than managing it.

Our Design Process

Five stages, one continuous thread

Every project follows the same structured framework β€” creativity and technical execution, working in sequence.
01

Programming & Discovery

We begin by understanding how you live in your home β€” needs, priorities, lifestyle, and the existing space.
02

Schematic Design

Initial concepts through space planning, mood direction, and early selections β€” establishing visual direction and aligning with investment expectations.
03

Design Development

Selections are refined and finalized: furniture, lighting, materials, finishes, and custom elements, with detailed specifications.
04

Procurement & Coordination

Once approved, we manage vendor sourcing, order placement, logistics, and tracking so everything arrives correctly and on schedule.
05

Installation & Styling

Furniture, art, and accessories are installed and styled by our team β€” a fully realized, cohesive, ready-to-enjoy space.
Project Scope

Areas included in this proposal

This residence is a grand mid-century modern home with genuine Palm Springs bones, and the design direction leans into that rather than softening it β€” warm browns, golds, and brass, layered throughout. Scope spans both design and construction: cabinetry and millwork design, flooring restoration, and structural coordination alongside space planning, furniture and lighting selection, finish recommendations, and final styling. It DOES include full specification of everything β€” tile, countertops, windows, appliances, plumbing β€” with cut sheets, quantities, and locations, bid-ready. What KLI specifies, the GC buys.

Terrazzo Flooring

The original terrazzo is a very high-value material in this house, and it is currently hiding under tile. Its extent is unknown β€” we do not yet know where the original slab begins or ends. Restoration is therefore approached in two stages: probe testing and mapping first, then a restoration plan and pricing developed against verified conditions rather than assumptions.

Probe Testing + Terrazzo Extent Mapping Condition Assessment + Restoration Viability Tile Removal Strategy Terrazzo Restoration + Finish Spec Infill / Extension Plan Alternate Flooring Spec (as needed)
Main Living

The most ambitious area of the home. Generous seating, straightforward flow, and rooms that work as hard for a quiet Tuesday as they do for a full house β€” multiple seating clusters rather than one furniture arrangement pointed at a television. Existing built-ins come out entirely.

Kitchen
The layout works, so no walls move. Everything you touch and everything you see changes. Tiered pricing options presented at cabinetry specification.

Study + Work Spaces
The study gets a single owner. Craft and project materials relocate to spaces actually built to hold them.

Guest Room
Heavy circulation runs through this room, but its primary job is still sleeping.
Guest Bedroom β€” Furnishings + Finishes Tile Removal + Original Terrazzo Restoration Potential Craft Room Duality
Exterior
Fully functioning, deliberately casual, and built for six-plus people who intend to stay a while. Oriented around the hot tub sightline.

Not included in this proposal:

Spaces not included in this scope can be added at a later date as a separate scope, priced independently of this agreement.

This scope does NOT include construction/renovation estimates on materials or labor (ie: tile, appliances, flooring installer, etc.).
